Surrounded by the sun, surf, and sand, it's easy for your Sole Survivor to forget about the mainland.
This mod adds a small island perfect for a PLAYER HOME just off the coast of Salem. The cove is unfurnished, flat, and empty - ready for you to build your dream home.
I made this for myself as a place to take nice showcase screens, but decided to release it.
This mod is both lore friendly and not lore friendly and mostly just for fun ¯\_(ツ)_/¯
also I was really disappointed with the unfixable crapshack that is coastal cottage so I made my own mod
HOW DO I GET THERE?
You can fast travel to Salem, then turn right when the game has loaded and make your way down to the water. There's a small pier shack and pier with a wooden rowboat that your Sole Survivor can take to get the island (alternatively, you can just swim there).
You can fast travel to and from the island as well, however I recommend taking the boat for the first time :)
THINGS YOU NEED TO KNOW
- I did a little clean up on the coast by the small pier with the boat that you take to the island for a nicer view.
- I would not recommend using this as a settlement - only a player home. I don't want to hear any complaining about settlers doing weird stuff - this wasn't created with settlement functionality in mind. Activate settler beacons at your own risk. I'm not going to make it a settlement, either.
Too much fiddling to get that to work right, and the amount of mods most people are running is too hard to troubleshoot
when an inevitable problem comes up.
- There are no enemies to fight to gain ownership of the island. Just access the workbench from the ferns (refer to screens for exact location).
- The location of this island originally contained a shipwreck and a wrecked plane. There wasn't any very notable loot, so I did not keep any of it.
- The exterior cells may reset, so I wouldn't recommend storing anything you want to disappear there (power armor, legendary items) just to be safe.
I have not experienced cell resets in my testing. You might. You've been warned.
Again, people run too many mods that alter weird things and I'd rather warn you so you're safe rather than sorry.
- Companions can go there with you, however on the water level they will not go all the way down to the end of the sand. I had a bit of trouble with the navmeshing - player character can go anywhere, but again, companions might not go into certain places.
I hope to improve this soon.
- It's a gorgeous spot for screens.

- This mod uses vanilla game and DLC content. There are no extra mods required, however I suggest getting the ones
used in the screens if you want it to look exactly like the screenshots.
- The ESP has been cleaned in FO4Edit.
TO DO LIST
- Improve the navmeshing on the bottom level of the island for companions.
- Add a version with fish in the water.
- Add a version with a safe house bunker cave thing something or rather?
