-Close enough to a town. (Like, 10 meters close)

-NAVMESH (It\'s the first mod I ever implemented a navmesh in so please give me your opinions!)
-Highly customizable. I didn\'t add anything except for a survival kit (Armor, gun, some food n\' water). You can add whatever clutter you like.

Location:
Close the the Megaton Gate. Just look around, it\'s impossible to miss. (Unless you have a mod that implements hot chicks in front of the gate. Then stuff can get serious)

Overall:
Pretty nice, may I say(Modest me). Just a teeny tiny little shelter for you, a bit rough around the edges, true that, but hey, I did me best. Updates may come with fixes for those rough edges. Please give me thy opinions and have a nice day!
