I did have fun playing it but I'm back onto skyrim to complete my story project. :d
Anyhow things look great and glad it all is working. Love the shots - great quality and Dogmeat is always a favorite.

Btw: Found the culprit for the texture issue, I'll put it in spoilers:
The issue was that my FO4 was on my HDD, when I loaded the game earlier, it would run properly but as I started to install more textures overtime, I noticed the issue come back again, so I opened my task manager to see whats going on, surprisingly, the memory was below.. 3 gigs. HOWEVER... my disc was on 100% and whenever it went down to 50% or whatever, my fo4 would load textures. I talked to Shelly about this and Tanja as well, Tanja said she has an SSD and never ran into the lod problem, but Shelly did and coincidentally she's running it on a HDD as well, so to test this, I moved my game from my HDD to my SSD, and surprise! No problems, grass loads faster than ever, even when I have ugrids to load on 7, and no issues. I'm glad I was able to pin point it to this specifically since you did mention you played it on a SSD.
I also know some of the INI settings can help as well and that possibly the 1.9 patch with some changed formats and the HR download may also be an issue for some users as there was a recent uptick in complaints about this issue.
I will still get some odd textures that pop-in or don't seem to load right but its inconsistent and often only certain parts. Luckily it is rare as well. Think its just part of using these types of games.
