This is a vanilla blueprint using only vanilla and DLC items. I tried to create something unique and completely different from what I've built in the past and give the settlers a space that's more livable, despite the dilapidated buildings, uneven ground, and couch that is permanently part of the environment. There are 17 beds, 19 food, 26 water, defense stands for one guard, all Tier 2 shops, and a salon. This is a fairly large build size compared to my other blueprints, especially considering the small lot size. This is mostly due to covering up eyesores and creating the raised platforms. I kept decorations and furnishings sparser to create a build size I was comfortable with. Fortunately, this place is out in the boonies, and I haven't had any performance issues. However, there are still paintings, tables, and other decor that can be removed if you feel the item count is problematic.
Scrap everything that is scrappable in the vanilla game. This used Slot #18 of Transfer Settlements. Please download manually if you already have a blueprint in that slot or just wish to put it elsewhere.
