The Red Book of 3E 426 points it out that Brara Morvayn is the Lady of Maar Gan. However, she has a manor in Ald-ruhn. There might be several reasons she has her own, separate manor, instead of being under Skar, like the rest of the Redoran Council: Perhaps there was no more space for another manor under Skar, perhaps it was her decision not to live there, perhaps it was made that way so that Todd could give you one more quest about killing the corprus monsters there, which wouldn't have made sense if the manor was under the well-guarded Skar. Either way, she has a manor separate from Skar, so it would make more sense if that manor was in the territory she rules over. Just like the player's manor is in Bal Isra, the territory they rule, instead of in Ald-ruhn.

This mod moves Morvayn Manor to Maar Gan, to the area near Huleen's hut, as it seems like a realistic place, where the corprus monsters could descend from Red Mountain and conquer the manor. In addition, it also overhauls the area near Huleen's hut to make it feel like it's part of the town, even if a neglected, "post-apocalyptic" part, in ruins, that most citizens do not dare to approach. Hopefully it would give you some variety from your usual Morvayn Manor/Maar Gan experience. Perhaps it could also serve as a basis for fellow modders to use the freed up space for something in Ald-ruhn, where the manor used to be.

Obviously, also the dialogue and the journal entries connected to Morvayn Manor have been overhauled, to point the player to the new location instead of the old one, so don't you worry about a thing. 

The mod is probably not compatible with Rebirth, or similar mods that overhaul/add buildings to that particular area of Maar Gan. Use your common sense.
