This is a mod I made a few years ago (2015?) that was inspired by Lem's Celestial Lagoon
you can find the book to access it in Carbos Camp, simply cast the teleport spell and you're there
it has lots of upgrades and includes a mini-quest line in order to unlock the ability to buy them. some features (from what I remember) include: Enemy spawning arena, multi-enchantment alter, companion quarters, arboretum...
