My twelfth player abode mod, Falconfall Keep is my first "non loading" player home. There is a small load when entering the bathroom, but it's not necessary for game play.
This mod has an invisible trigger which toggles off the rain inside of the keep during game play,
yet still allows rain to be seen through the windows when it's actually raining outside.
You'll also see the sun set and rise in real time which is very immersive.

Features:
This home is large, so you don't have to worry about getting stuck in doorways by followers.
The keep has eight follower beds, a Housecarl bed, plus a bed for one child and a double bed for your character and spouse.
It also features several custom items in the game, a cell with key, full smithing and a kick ball that can be kicked or moved with an archery shot or shouts. It includes the "Falconfall Bow" which is pre-enchanted and pretty dangerous! (Just a little on the "cheating side).
I built a hot tub that features the auto-unequip / re-equip trigger, but it only works on your followers. If you use the HDT high heels, you have to remove them when sitting on a hot tub chair to prevent the Dragonborn from the levitating issue.
There are lots of chests, weapon racks, mannequins and other displays in this "museum like" abode.
The home also comes with a users manual ... My first book project in any mod.
You will not find a structure similar to this in all of Skyrim because It could not be built with the typical "snap to grid" system normally used in the Creation kit.
The mod is not overly stocked with goodies but it has enough to make starting a new game not so laborious.
This mod does not include any followers or NPC's.

Installation:
Install with Nexus Mod Manager by pressing the big green button, or manually, by placing the
.esp file and script files into your Skyrim Data folder respectively. I recommend placing the .esp file toward the bottom of your load order but above any ENB's. ( environmental enhancing mods)

Conflicts:
I know of no conflicts at this time, but since the mod's location is near Whiterun, I suspect there may be other modders using the same cell location, which may result in a conflict. Because of the rain trigger in this mod, some ENB's for weather may create a glitch, but I have no idea at this point which ones. Please let me know if you use "Real Weather" and it all still works well.
Update: The Elysium Estate mod is in the same Skyrim location, so it presents a conflict with this mod.

Testing:
I have nav-meshed the entire mod with no reported errors and no errors after cleaning with TES5Edit. I have also played with the mod in game, having fast traveled there with followers and have not discovered any issues at this point, so if you do experience an issue,
