LandLord is a mod for Skyrim Special Edition and Anniversary Edition. It allows you to buy businesses like stores and taverns (inns), establish trade contracts and earn income.

HOW TO GET STARTED

To start the quest, the player must have at least 5000 gold in their pocket. After a certain amount of time, a courier will come to you. Read the letter from a friend, and off you go!

Properties' prices are calculated on the fly, based on some factors such as:
- Is the player the same race as the current owner?
- Is the player's speechcraft higher than the current owner's?
- What's the current relationship between the owner and the player?
- Is the business located in a major or minor hold? In a small town or in the city?
- Etc.

After buying your first property, you will be able to buy a trading contract from the Clan Shatter-Shields or the East Empire Company. Having a contract with them will increase the stores' incomes for the corresponding Civil War faction.

For instance, if you have shops in Whiterun and if Whiterun is owned by the Legion, the East Empire Company will increase the incomes in your Whiterun shops. In the opposite side, the Clan Shatter-Shields will increase incomes on Stormcloaks territories.

SUGGESTIONS

Use the mod in conjunction with the Survival Mode. This will make earning gold a necessity while also making you consider your priorities: will you buy low quality food just so you can invest? Or will you make sure to have enough gold to be able to survive?

The Farming CC content will help you greatly if you want to survive and yet grow your financial empire.

My current character is an adventurer at heart and with Survival enabled, was able to buy his first store at around level 20. I took my time, mind you.

Be warned; buying a property is and will be very pricey. This is a long term investment.

I also suggest that you buy properties in the same area first so you don't have to walk your way through all of Skyrim.

INSTALL

Install with MO2 or Vortex or another one of your preferred mod manager.

PERFORMANCES

The mod has been optimized. There is no permanently running script, no timer, etc. The script events will only fire once until needed again.
