Very nice. And the nearby vendor is also welcome, as is the gang-plank added to repair the nearby bridge! Only minor issues I've noted are: 1) Lesko isn't offering any medical services, but seeing as the house has it's own lab & infirmary I guess his services aren't much in demand. 2) You've removed those annoying fires (which always stuttered my game), but the ground glow remains (it doesn't cause stutter though).
If you revisit this it'd be nice to see a food & drink vendor in the local diner (or in the ground floor of your water house). The Grayditch Home mod by codepoet attempts to add a diner vendor via an optional "community patch" but its very badly glitched (it works in itself but breaks other vendors' dialogues from even triggering, for example such as your vendor DLC). Anyways, endorsed. Thanks.
Just came back with FO3Edit musings, but note to all I originally played the mod as-is without such "cleaning" and it was fine:

So I've now "cleaned" this in FO3edit but it only had one ITM. There was however an odd worldspace ref to a door navmesh at the citadel. Oddly, the listing remained in red ink but FO3Edit still said the mod was clean after removing the one ITM. I wondered if it was a fake teleport door to get your companion to enter with you, but after doing a test-remove of that ref, Jessi still followed me in. If the author or someone else knows what this is about please let me know - and PM me.
I also "cleaned" the vendor addon - that was seemingly "dirty" (27 UDRs, 2 ITMs). Actually did her first but not sure which order I should've done them in, if at all. However, Wanda (and her dog, and home) is all there and still vending as normal after scrubbing. The fire-glow effect is still there on street ash piles after auto-cleaning. I think I can see the worldspace refs in this vendor DLC - presume there's a linked "effect" needs removing - beyond my skills. Flickering fire glow on the ash piles isn't an eyesore anyway.
Also, the Vendor is called a DLC but doesn't seem to reference the main mod and so might be standalone(?). And could the mod be tweaked so it can be installed from start - i.e. before THOSE!?
UPDATE - 6 Nov 2022 - Yes, the vendor DLC seems to work as normal without the main mod activated.
it's not that there's any instability, you can have the mod active at the start of the game it's just that while testing i found that the protectron can cause wildness to happen. One time he hunted down and killed every ant in town and other time he just flat out died protecting the watershed(even though he's set as essential) so it's just best to activate after or at least after killing all the town in the streets.
