Has it ever bugged you that you simply hand settlements over to the settlers when you do most, if not all, of the hard work? Claim the land for yourself and charge settlers rent for the privilege of living there!

WHAT IT DOES
This is a simple mod that does a few things. Firstly, you receive daily income every 23-25 hours (see chaos theory), added straight to your inventory a la Fable 2 & 3. This is based on settlement rent and tax, explained in the list of features below. All workshop objects can be found under Resources -> Commonwealth Landlord.

The mod will initialise when first loaded for existing characters, or shortly after a new character first gains experience.


FEATURES

1. Rental Notice (Requires Local Leader 1)
Rental notices become permanent once placed (for functionality reasons) and can be activated to:
A) Set the daily rent value of a property. Take pride in your construction work.
B) Remove the notice. Mistakes happen.

Note: v1.0 rental notices need to be replaced to contribute to settlement income display numbers. Sorry about that.

2. Tax Board (Requires Local Leader 2)
Like rental notices, tax boards become permanent once placed, but are limited to one per settlement. They can be activated to:
A) Set the daily tax of a settlement (per settler), at the cost of happiness. Take pride in your subjugation work.
B) Remove the tax board. Oops, my finger slipped.

3. Tribute Box (Requires Local Leader 1)
With a tribute box (one per settlement), items may be added every six hours the player is (or recently was) present at a settlement, depending on settlement population and happiness. Some items are also tied to player level, i.e. no mini nukes for you, fresh-face.

Tribute currently works as follows. For every settler, you have a 15% chance of receiving the following:
At 20+ Happiness - Building Materials, Cigarettes
At 40+ Happiness - Ammo, Chems
At 60+ Happiness - Weapons, Drinks
At 80+ Happiness - Armor
At 100 Happiness - Power Armor, Stealth Boys, Copper/Silver/Gold Bars

4. Sales Storage (Requires Local Leader 2)
Limited to one per settlement (I know, I know), any items placed in the sales storage container will be sold while the player is away. The profits will automatically be added to the player's inventory when they return.

Items are sold at a base 20% of their value, but a more successful settlement yields higher profits, like so:
+1% for each settler.
+1% for each tier 1 store.
+2% for each tier 2 store.
+3% for each tier 3 store.

Items will be sold once every 2 days, or once per day if the settlement has a trade caravan post.

5. [Commonwealth Landlord]
This is an aid item that will be added to the player's inventory when the mod is loaded, or when a new character first gains experience. It can also be crafted under the Utility tree at a Chem Station, for the forgetful and those who were already using the mod.

Using the item opens a menu displaying the player's current rent, tax, and total daily income, and provides the following options:
A) Information. Provides some in-game explanations of the mod's various functions. Because why not, I guess.
B) Uninstall the mod. :(


COMPATIBILITY
No vanilla entries or assets are directly touched, winked at or otherwise antagonised by this mod. However, like any mod that adds workshop recipes, it's recommended to use the uninstall function of the [Commonwealth Landlord] item before removing the mod.


(UN)INSTALLATION
Use the mod manager of your choice, or drag/drop the archived files into your data folder then enable in-game. Delete the files to uninstall. Same old.

MISCELLANEOUS
Thanks for the comments/compliments. All feedback is appreciated.

This mod is/was a diversion from a larger project. It's simply an attempt to take some of the monotony out of subsequent playthroughs by eliminating some of the back-and-forth and necessity of pack-ratting. That, and passive income is nice.

On the off-chance that I've missed something while testing, let me know and I'll do what I can, when I can, where I can, etc.

XB1 version is go. PS4 version is not. Shocker.


KNOWN ISSUES
  • Not compatible with settlements that don't use a standard workshop, i.e. custom settlements and mods with unique workshops.
