    Huge changes are coming to White River Farm. There is going to be a lot of changes that will result in a complete re-release of this mod on Nexus. Too many things are coming to list, but I feel that with the new improvements, quests, and overall design and implementation of the scripts and the home, you all are going to be very pleased with the decisions that I have made and have started to implement. Expect custom voiced quests regarding acquiring and buying the land, new custom storage, even more vanilla integration with Hearthfire, fixes, and mechanics that will stay true to the overall goal of this mod. This is paving way to an even bigger and better mod that will be in collaboration with a studio with a debut of a great voice actor and friend of mine. But that will be on hold for now. 

    Thank you all for the support. I know many of you have waited for an update, more content, a steward, farm hand, custom buildings, etc. I won't lie and say that this will be of equal scope to that of Heljarchen farm, but I feel that the changes and new ideas that I've started to implement have breathed a new life into White River Farm that will leave you all pleased. 

    If you all have suggestions, this is the thread to put them. Tell me what you want to see. New ideas are welcome and I greatly appreciate any input. I've already added quite a bit so far and it's coming along great. Now it's time to hear your ideas.

      I look forward to the changes. However, I hope the changes stay true to what the mod is... a farmhouse. I loved Heljarchen Farm until they added the manor and cave, it just didn't feel like a farm anymore. I also hope it doesn't look out of place with the other nearby farms.

      It absolutely will be just a farm. At most, I'll have a way to manually sell your goods in a realistic and lore friendly way but you'll have to do the work to make money. Right now it's in a testing phase of its Part 1 new alpha before I continue. Next steps are adding a quest to purchase the farm. A few small improvements will then be made. It is a slow process and I want to make sure this mod is perfectly executed with no dirty edits, unintended changes, lore breaking dialogue, or changes that affect the scope and goal of this mod. If I'm going to do this, it will be done correctly, especially since I am learning new things on the fly while avoiding burnout so the quality of the mod does not suffer.

      At most, this will be a farm that feels slightly higher tier than the surrounding areas without adding anything that doesn't make sense so no worries there, friend.

      Great new! I will wait for this Update! You have creat a beautiful realistic mod! I hope there will be the possibility for adopted children room, for a life family living farm!

      Excuse me, I would like integrate my  comment above.
      -Yes farm hand but please make it optional or some custom option hire and upkeep-earn for the balance game, in case the player want only and house family.
      -Same for the steward
      -Stable for horse
      -Room for heartfire children ( minimum 2)
      -If planned the possibility of custom the price of buy/eventually custom eran daily for balance with other mods.
      -eventually the custom option to provide water to fertile soil to grow and After hevrest the pants (2/3 each PCS) Need to insert in the soil the plant again
      -custom grow soil spawn
      In a few words make the progression good and not like Heljarchen farm. that after build the main farm house you have to hire two farmers for spawn the fertile soil and earn soon as 850 daily gold, you can't live in the farm house alone, without the progression:
      I think the correct progression can be
      1 Men own build rustic
      2 hand own work farm and sell food with market stall mod or similar
      3 family life, expand room/forniture middle class
      4 final stage expanding the farm with workers, earn automatic  custom gold and extra more luxury building/forniture but after pay or cost for expand it for the end game ( like to pay the jarl sum of custom money for build manor or expand the businesses)
      I hope for the updates.

      I found a fix for the flyer I sold. 

      Loaded and saved game with the alternative purchase add on disabled. 
      Reloaded with the alternative purchase enabled and the flyer was there.

      Could you please make it more clear how we're supposed to get milk from the cow? I've tried clicking on her, with and without a bucket in my inventory; I've looked all over the farmyard to see if there's a "milking point", as there are in other mods; I've looked inside the house to see if there are any clues there. Nothing. I don't know how I'm supposed to milk my cow. Her udders are about to burst. Please make this easier!

      I'll wait for this new version then before I install and try this out, but I was wondering about something. You mention how you want it to be manual mode for things like "doing the work to make money", which I assume means you plant the crops and manually harvest and so on.

      I was wondering if there might be a way to simply hire someone to tend the farm and automate everything at a profit hit? Perhaps 50% of your profit is taken away or some such. Maybe multiple someones are required and you could end up with a total profit loss of say 75%. I dunno. I haven't actually farmed in the game yet but I'd kinda like to which is why I looked for such a mod real fast just to see if any existed.

      The method I chose to allow the player to make money is actually going to be far more lucrative. It can be as profitable as you want it to be. The reason I chose manual mode is because in order to set up an automatic gold depository, it would have to be a set amount. This offers some challenges and some potential issues both from an engine standpoint and a mod-compatibility standpoint. I have included lore reasons as to why the farmhand will not be selling crops, but I assure you that you will be able to do quite a bit with it and it can be extremely profitable for those seeking to maximize their farming potential, while also remaining simple and not "broken" for those who do not want to make an extreme amount of money for whatever reason.

      Is this new version still being worked on? do you have an ETA? i loved the farm mod, for me the only thing that was a bit bad was the need to have the flyer on yourself, especially if a mod changing the well might interfere, but aside from that is was amazing indeed, even if a bit simple

    For those who need detailed instructions on how to obtain the property:

    Step 1: Acquire Breezehome. It is not necessary to furnish it but it is recommended.
    Step 1 Optional: Find the note on the second floor on the wall in Breezehome and read it.
    Step 2: Go to the Jarl's Quarters in Dragonsreach and find the stewards room. On the table, there will be a ledger, use it to purchase the property. You will then receive the deed.
    Step 3: Go to the property (map marker on your map should show you where it is.) The workbench and anvil should have already appeared.
    Step 4: Start building.
    If you are using the alternative plugin, then replace step 1 with this step: Acquire the "Land For Sale" flier that is placed on the well in Whiterun City. In order to purchase the farm, this flier must be in your inventory. The rest of the steps are the same from this point forward.

    Make sure you go slow when building as the fade-in and fade-out may glitch out and break the immersion a bit. Plus the engine struggles when building multiple things at once so make sure you take your time instead of just spamming build.

    Confirmed to work with the latest patch of Skyrim SE Anniversary Edition. 

    If you are having issues with the ledger, make sure that you have done the following: 

    (If you are NOT using the alternative purchase method)

    1. Make sure you have the Breezehome house key in your inventory. (This is important. If you do not have the key but do own breezehome, add the key to your inventory via console commands. It cannot be held in a container)

    2. Walk up to the ledger where the Jarl's Steward bedroom is, and purchase the farm. 

    (if you are using the Alternative Purchase)

    1. Make sure that your load order has the alternative purchase plugin and scripts BELOW the parent mod (White River Farm.esp)

    2. Make sure the LAND FOR SALE flyer is in your inventory (This is placed on the well in Whiterun just outside the Bannered Mare, Arcadia's Cauldron, and Belethor's General Goods)

    3. Walk up to the ledger (as mentioned above) and purchase the land. 



    For those looking for an update, I apologize for such a long time since this mod has gotten some love. I created it in College and have just graduated, so now I am starting my career. However, now that I have a set schedule, I do plan to start working on this mod again. It will take some time, as I am a bit rusty and a lot of the things I want to start implementing are pretty big changes that will make this mod integrate even better into the game. The goal is to make this mod feel as seamless as possible, with hopes that it won't feel like a mod at all. I have decided to make a road map here for two purposes: 1. to set goals for myself so that I will finish/expand this mod, and 2. to give any followers of this mod an idea of the general direction this is heading. I will periodically check back and provide updates on what is completed. These may not happen in any particular order, some are easier to do than others. 

    Road Map: 
    1. Fix landscape issues, grass issues, and overall placement of certain things currently implemented in the farm. 

    2. Integrate a farm hand that will have custom (Voiced) dialogue and be interactable with. I want this farm hand to be someone that feels like they are part of the world, not just another generic NPC. 

    3. Revamp the purchase process. I will be experimenting with possible ways to implement the purchase via dialogue or quest. The Alternative purchase method will remain for now, but I want to find a couple of different ways that allow you to purchase the land based on what you have done in the game, with varying costs. The plan is to remove the ledger entirely, making it so you can purchase this land via dialogue and having a genuine conversation and transaction of gold. 

    4. Expand the farm a bit. Yes, I know you all want a bit more from the farm. I tried to keep it simpler but through my time using it in every playthrough, I would like to find a way to make it feel a bit more rewarding and accommodating. This may include a smelter, expanded upstairs living space, apiaries, alchemy nooks, a cellar, a stable, etc. I will find a way to implement this without deviating from the intended purpose of the mod: To be an expansion of Breezehome and Whiterun, and to make you feel like you actually are being rewarded for being a Thane of Whiterun Hold. 

    5. I've been toying with the idea of making a brewery and adding new vegetables, fruits, and other things to grow on your farm. This will be the most difficult part, as making new models and textures is not very easy for me. 

    6. Implementing a sale service. This won't be complex, and the prices will be set based on what is put in. Only things that will be craftable/growable on the farm will be allowed to be sold. This is to avoid you throwing in your armor and weapons into it for free gold. But if you want to make the farm based off of alchemy, potions will be able to be sold. Want to just sell food and make a living as a good ole fashioned farmer? You got it. 

    Overall, I want this farm to feel as realistic as possible while scratching an itch I always had with this game. The Hearthfire homes were always great places to start a farm, but they were always out of the way and (let's be honest here) extremely tedious to complete. The goal is to make this mod work with any playthrough. Are you a mage expanding your alchemy? You now have the perfect place to do it. Are you a warrior who just wants to brew an ale because the battles that haunt you keep you up at night and you need a new hobby? Time to start brewing. Are you a wealthy thane who wants to expand their power and equity by acquiring more land and have a status symbol? Here you are. Are you playing a survival playthrough and need food because you are too proud to buy some at the market? You have the power to fuel your next adventure. 

    Thank you all who have supported this mod and me. I know I've been dormant, and sure enough this is not my most popular mod. But maybe one day, with your support, I can make this the greatest farm mod second only to Heljarchen Farm. I will start taking time to work on this in the coming weeks.

      There's something else in your load order causing issues because there is nothing here that could cause a CTD other than a compatibility issue or a wild edit from another mod. I have played hundreds of hours with over 800 mods installed and never once CTD because of this mod. Not to be biased, but something else is happening on your end.

    Thank you for this farm. Great location. It is not in the way of the provincial courier house, not in the way of the east empire CC area either. The view of the east tower rebuilt, and walled whiterun is great.
    Used 'my home is your home' mod, to station someone there and to work the fields. Doesnt produce anything, but makes it give appearance of someone working the fields.
    Also used the same MYYH to have 2 people i had living at breezehome to come here everyday and work the farm.
    Used the mod to be able to buy breezehome without being a thane, so i can access the farm earlier since most of my alternate starts i live to start as a peasant working in whiterun doing jobs and such and then coming up with a story how i ended being drawn into the main quest.

    I also use Heljarchen farm, Heljarchen expanded, Windstad mine, and landlord. So its awesome having more properties. Now if only the winery mod would play nice.

    Hope you continue to expand it, but as it is, its great as well.f

      Further to this, if you do update, would humbly request :

      a washbasin (for dirt and blood needs)
      a well (for sunhelm needs)
      maybe more beds ? like a seperate servant house maybe ?
      more farming idles around the farm itself, to station some servants to work there

      I love that you dont want it to be more than a farm and house, and thats absolutely perfect. and this gives a great view of the carriages going up and down the roads, and the view of walled whiterun is great too

      Hi! Thank you for the kind words. As of now, the update is near its final stages. I have had some challenges with some of the things you wanted included, such as a wash basin and a well. As for the beds, I have not added anything related to followers or children. There are a few reasons for this that I won't go into now, but essentially I have tailored a farmhand that specifically does things around the farm and interacts with you. She is very believable and does quite a few things and is now central to the mod in a lot of ways. I kept it light, but I have definitely found a way to breathe some life into the farm. Just taking a small break before going into the final stages of fine tuning.

      Delighted to hear about updates to this mod. I like some of the suggestions people have made, and also what you've planned to do with this in future, so I'm eager to see how this mod evolves. I do love the location, though it does conflict with the Elysium Estate. I prefer this mod, however, because I'm not a fan of having everything just given to you for free. My Dragonborn likes to earn her keep.

    Would anyone have a screenshot a distance away from this farm to show me it's relevant position to the crossroads outside Whiterun and the Stables? I'm using the East Empire Company mod which places a camp and kiosk right at the crossroads, and before I break things, I want to know if this farm is going to be really close to that area.

    Came to pick this mod back up after noticing it was missing from my reinstall only to be pleasantly surprised at the mentioned update! Definitely looking forward to it, from a fan of the current edition. :)

    Is there a stone quarry and a place to dig clay? I am having trouble finding them if there are.

      No. In the next release there will be. There are clay and rock deposits around the area, although nowhere as close as those seen next to the hearthfire houses.
